We Buy Houses in Canton, Baltimore

Cash offers on Canton rowhomes and condos in any condition. Real 21224 values, the repairs this stock hides, and why Canton owners sell without listing.

What a Canton house actually is

Canton is a shipyard and cannery neighborhood that got converted. The rows went up for the
people who worked the water, mostly around the turn of the twentieth century, two and three
stories, with a handful of Civil War era survivors closer to the harbor. The Canton Historic
District went on the National Register in 1980 as Late Victorian and Late 19th and 20th Century
Revivals work.

Almost all of it is the pre-1915 configuration: 12 to 16 feet wide, one room wide and three
rooms deep, flat roofed, sharing a party wall on both sides. Then the American Can Company
became mixed use, the waterfront filled in with condos and new townhomes, and the neighborhood
picked up a second housing stock entirely. Live Baltimore now lists Canton home types as
condominiums, rowhomes and apartment buildings. Those two stocks price very differently and
they need to be valued differently.

Where Canton starts and stops

Patterson Park and Eastern Avenue on the north, Chester Street on the west, the waterfront on
the south, Conkling Street on the east. Past Conkling you are in
Highlandtown. West of Chester you are heading into Fell’s
Point. Brewers Hill sits above.

The names a local uses are O’Donnell Square, the Can Company, Boston Street as the waterfront
spine, Canton Waterfront Park with the Korean War Memorial, the dog park that was the city’s
first when it opened in 2002, and Professor Trash Wheel out at the pier. The zoned public school
is Hampstead Hill Academy.

Canton in 2026, said plainly

Canton is the part of Baltimore that finished gentrifying. Median household income in the
neighborhood hit $165,282 in 2023, the highest in the city, and the ZIP was ranked the 16th most
gentrified in the country over 2000 to 2016. Parking has been a running fight for more than a
decade, and the city started issuing progressive residential permit parking fines of up to $150
on May 12, 2025.

The larger issue is water. Canton is named among the Baltimore waterfront neighborhoods most
exposed to flooding, and the city’s roughly $138 million coastal plan for those neighborhoods
does not include levees. It calls for floodproofing individual buildings, which puts the cost on
owners.

What Canton houses need

A house built between the 1880s and the 1920s and never gutted has a predictable list.
Knob and tube or aluminum wiring is common in Baltimore rowhomes built between the 1900s and
the 1950s, and a full rewire runs $4,500 to $9,500. The plaster is lime and horsehair over hand
split lath, which does not take a modern patch. Formstone removal with the brick repointing
behind it runs $15,000 to $40,000, and badly spalled brick underneath may need replacing.

Two problems are specific to Canton rather than generic to Baltimore. The first is basements.
On a rowhome you cannot reach the foundation from outside, so waterproofing happens from the
inside, and a low waterfront elevation makes that worse every wet season. The second is the
2000s renovation wave. Rooftop decks, third floor build outs and rear pop tops went up fast in
this neighborhood twenty years ago, and twenty years is exactly when the flashing, the ledger
boards and the membrane under a deck start to fail. Recorded housing violations here went from
1.07 percent of residential properties in 2020 to 4.21 percent in 2023.

What Canton houses are worth

The honest answer is a range, because the sources disagree and we would rather show you that
than pick the convenient one.

Source Figure As of
BNIA Vital Signs, Canton statistical area $361,000 median sale price 2023 full year
Live Baltimore neighborhood profile $375,000 median purchase price undated on the page
Redfin, Canton $399,811 median sale price, up 5.2 percent year over year June 2026

BNIA also recorded 244 homes sold in Canton in 2023 at a median 7.5 days on market, against
Redfin’s 45 days in 2026. The market cooled. That matters if you are weighing a listing against
a cash sale, because the old assumption that anything in Canton sells in a week is out of date.
The way we handle a spread like this is on
our page on working out what a house is worth. It is not an
average. It is your house, your roof, your block.

Why people in Canton sell to a cash buyer

Not foreclosure. Vacant and abandoned properties ran 0.35 percent of the Canton statistical area in 2023, none of it city owned. This
is not a distressed market and we are not going to pretend it is. The reasons here are
different.

  • The 2005 buyer whose house is all coming due at once. Deck, roof membrane,
HVAC and kitchen were all installed in the same eighteen month window and are all failing in
    the same year.
  • Flood and insurance exposure. Owners on the low blocks near Boston Street
are looking at a floodproofing bill the city plan puts on them, plus what a FEMA zone does to
insurance on a federally backed mortgage.
  • Investors unwinding. 13.11 percent of residential sales in the Canton statistical
area were cash in 2023, and BNIA notes cash sales tend to signify investor purchases. Some of those are people
exiting a rental or a former short term rental rather than re-tenanting it.
  • An open violation on a hundred year old rowhouse. Ours is one of the few
offers that does not change when the violation surfaces, because we found it before we quoted
you. See how Baltimore code violations work at settlement.
  • Estates. Just under ten percent of Canton residents are 65 or older, and
some of those households have been in the same row since long before the Can Company was
    retail.

The condo question nobody asks first

Canton is one of the few Baltimore neighborhoods where a serious share of what we buy is not
a rowhouse at all. The conversions in and around the Can Company and along the water are old
industrial buildings with new plumbing risers, and the thing that catches owners out is the
special assessment. A building runs a reserve study, finds the roof or the facade or the
garage deck is due, and every unit gets a bill.

A conventional buyer’s lender looks at a thin reserve or pending litigation and walks. We do
not. If you are holding a unit with an assessment coming and no appetite to fund it, that is a
normal reason to sell here and we will price the unit with the assessment in view rather than
discovering it in the resale package two weeks in.

What we look at before we quote a Canton address

  • Roof membrane age, and whether there is a deck sitting on top of it.
  • Elevation and proximity to Boston Street, because that drives the insurance conversation.
  • Whether the rear of the house is original framing or a later addition, and where the two
    meet.
  • Panel, service size, and whether the wiring behind the walls is original.
  • The last four closed sales within two blocks, not the neighborhood median.
  • Anything open with the city against the address.

Selling a Canton house as is

We buy Canton rowhomes and Canton condos in whatever condition they are in. No repairs, no
commission, no fees, and closing in as little as seven days if that is what you need. If the
repair list is the reason you have not moved, read
selling a Baltimore house that needs work, because we also fund
renovations outright and sell at a price agreed in writing before work starts, set above the home’s current value.

Get the number first, then decide. Run your Canton address through REBA
and a real valuation comes back in minutes, free, with no phone call required. If another buyer
hands you a better offer in writing, bring it over. We will beat it or we will tell you to take
it.

Canton sits in ZIP 21224, which it shares with Highlandtown, Fells Point, Butchers Hill and
O’Donnell Heights. We buy in all of them, and across the water in
Federal Hill as well. The full map is on
our Baltimore neighborhoods page.

Questions people ask

What is a Canton rowhome worth right now?

It depends which source you trust. BNIA recorded a $361,000 median sale price for the Canton area in 2023, Live Baltimore lists $375,000, and Redfin reported $399,811 in June 2026. Those are neighborhood medians, not your house. Run your address for a figure tied to your actual condition.

Do you buy Canton condos as well as rowhomes?

Yes. Canton has two housing stocks: turn of the century rowhouses and condo conversions in rehabbed industrial buildings around the Can Company and the waterfront. We buy both. Condos carry their own issues, especially special assessments, and we account for those in the number rather than after it.

My Canton rooftop deck was built without a permit. Is that a problem?

Not for us. A lot of Canton decks and third floor build outs went up during the 2000s renovation wave without full permits. It becomes a problem with a retail buyer and their lender. We price it in up front, so the number you see at the start is the number at settlement.

Is Canton a foreclosure market?

No, and we will not pretend otherwise. Vacancy across the Canton statistical area was 0.35 percent in 2023, and Canton had the highest median household income in Baltimore that year. People here sell for speed, for repair costs they do not want to fund, or to get out ahead of flood and insurance exposure.

How fast can you close on a Canton house?

In as little as seven days. Redfin put Canton at 45 days on market in 2026, up sharply from the 7.5 day median BNIA recorded in 2023, so a listing here is no longer the quick option it used to be. If your timeline is fixed, we will settle on your date.
