Why we fund repairs instead of discounting for condition
The industry treats a house that needs work as a reason to pay less. That is a pricing convention, not a law of physics. It exists because most buyers cannot accurately scope repairs, so they guess high to protect themselves, and the guess comes out of the seller.
We do it the other way. We put up the repair money, our contractors do the work, and the house sells at a price agreed in writing before anyone picks up a tool. That agreed price is set above what the house is worth in its current condition. The seller pays nothing up front and nothing at closing.
It is more work for us than writing a low offer would be. It is also the only arrangement we know of that pays a homeowner for the value repairs create instead of charging them for the repairs being undone. Things we say that cost us money
- Sometimes you should list instead. If your house is in good shape on a strong block and nothing is forcing your hand, the open market will beat any cash offer including ours. We wrote that comparison out honestly on how the process actually works rather than hiding the fork.
- Bring us somebody else’s offer. We will beat it or we will tell you to take it. The second half is the part that matters.
- Title work sets the closing date, not us. We close in as little as 7 days when title is clean. When it is not clean, we say so in week one instead of week three.
- The valuation can move after we see the house. Usually not much, and we will tell you what moved it. We do not quote high to lock people up.
