Who these terms are between

These terms govern your use of this website and the valuation tool on it, between you and Trusted Local Realtor, 881 W Lombard St, Baltimore, MD 21201. Using the site means you accept them. If you do not, please do not use the site.

A valuation is an estimate, not an appraisal and not an offer

The number the valuation tool returns is an estimate. It is generated from property data, recent nearby sales, and the information you provide about the property, and the information you provide is not independently verified before the number is produced.

It is not a formal appraisal. A formal appraisal is prepared by a licensed appraiser who inspects the property, and it carries legal weight that an automated estimate does not. Lenders, courts, and estates require an appraisal, not this.

It is not a binding offer to purchase. No number on this site obliges us to buy anything or obliges you to sell anything. An estimate can change once the property has been inspected and title has been reviewed. How a house gets priced is explained on what your house is actually worth.

How an offer actually becomes binding

A purchase becomes binding only through a written contract signed by both parties, on terms stated in that contract. Nothing on this website, in an email, in a text message, or in a phone conversation creates a binding agreement to buy or sell real property. Details you leave out about condition, occupancy, or amounts owed will change any number we give you.
