In Waverly the porch is the house
More than seventy percent of Waverly is rowhouses, and the type here is the porch front: early
1900s brick with a compact covered porch on the street, mixed with Victorian influenced single
family houses carrying bay windows and steeply pitched roofs. Just east of the neighborhood,
around the old stadium site, Ednor Gardens is the textbook example of the automobile age daylight
rowhome, wider still, with front porches, lawns, rear garages and a window in every room.
That porch is the first thing we look at and the last thing owners fix. It is wood, it is
carrying its own roof, it has been shedding water onto its own structure for a century, and by
the time the decking feels soft the columns and the porch roof framing usually need attention
too. Nobody renovates a porch on a whim. It sits on the list for years, and then it is on the
inspection report.
The commercial spine has its own layer. The Waverly Main Street Historic District went on the
National Register on December 31, 2013, covering about six blocks, 31 acres and 141 properties
along Greenmount Avenue, built between roughly 1880 and 1960 in Italianate, Queen Anne, Second
Empire, Mission influenced, Art Deco and modern commercial styles.
This is the oldest housing stock we buy
Across ZIP 21218, 10,992 of 21,738 housing units were built in 1939 or earlier, another 3,240
in the 1940s and 2,671 in the 1950s. The median year built is 1938 and 54.5 percent of units are
single family attached. Those are 2020 to 2024 American Community Survey figures, and the ZIP is
wider than the neighborhood, so read them as the envelope rather than as Waverly exactly.
Nineteen thirty eight matters because of what it puts on the repair list. Lead paint is not a
possibility here, it is the baseline assumption, four decades before the 1978 line. Knob and tube
wiring and lime plaster are expected in the pre-1940 majority. The rowhouse blocks carry flat or
low slope rubber roofs. Heating is overwhelmingly utility gas rather than oil, so the aging boiler
or furnace is the issue rather than a buried tank. And aluminum branch wiring is mostly a non
issue, because only about 2,300 units in this ZIP were built in the 1960s and 1970s when that
wiring was installed.
Where Waverly is
Greenmount Avenue and York Road on the west, Ellerslie Avenue on the east, East 39th Street on
the north, East 33rd Street on the south. Better Waverly is a separate neighborhood immediately
south of the 33rd Street line, bounded by Greenmount on the west, Loch Raven on the east and East
25th Street at Exeter Hall on the south. Ednor Gardens-Lakeside is east, Charles Village
southwest, Pen Lucy and Guilford nearby.
Greenmount and 33rd are the commercial spines. The reference points are the year round 32nd
Street Farmers Market, the Waverly library after its $6 million renovation in 2015, Baltimore
City College in its 1926 to 1928 Collegiate Gothic castle on the hill, and the former Memorial
Stadium site on Ellerslie, demolished in 2002. Side streets people name are Montpelier Street,
Gorsuch Road and Homestead Street. ZIP is 21218, and Better Waverly is 21218 too, which makes
this the simplest area on the site to target.
This is the estate neighborhood
Of the owner occupied households in ZIP 21218, 33.4 percent are headed by someone aged 65 or
over: 1,794 households aged 65 to 74, 887 aged 75 to 84, and 329 aged 85 or older, out of about
9,000 owner households. Across the wider Waverly statistical area, 18.06 percent of residents
were 65 or older in 2023, up sharply from 12.57 percent in 2021.
Put that next to a median build year of 1938 and you have the clearest inherited property
pipeline of anywhere we buy. Long tenure, paid off houses, deferred work, and heirs who often do

What Waverly houses sell for
The spread here is wide and the wideness is itself the information.

A working band of roughly $170,000 to $220,000 is honest, with Waverly proper at the top of it
and Better Waverly meaningfully below. The gap between Redfin’s $174,000 and Live Baltimore’s
$220,000 is not an error to resolve. It is thin sale volume and high dispersion, which is the
statistical way of saying this market prices block by block. The 21218 census value of $242,500
is not a Waverly number either, because that ZIP also takes in Charles Village, Guilford and part
of Homeland.
The money does not stretch to the roof
Median household income across the Waverly statistical area was $55,871 in 2023, and across
ZIP 21218 it is $62,488 with a poverty rate around 20 percent. Nearly 29 percent of households in
the area had no vehicle available in 2023, which reads as walkability on a listing sheet and as
constrained finances in real life.
A roof plus electrical bill on a 1938 rowhouse does not come out of that, and it does not come
out of a fixed retirement income either. This is the honest reason people here sell to a cash
buyer rather than fixing and listing: not because they do not want the house, but because the
gap between what the house needs and what is available is not closable. That situation is covered

Landlords and tenants
Live Baltimore puts Waverly at 47 percent owners and 53 percent renters, and 21218 holds
roughly 9,700 renter households. Every pre-1978 rental unit in Maryland carries MDE lead
registration obligations on top of a Baltimore City rental license. On one or two pre-1940 houses
that is a real recurring chore, and it is a common reason a small landlord decides to be done.
