We Buy Houses in Pigtown, Baltimore

Cash offers on Pigtown and Washington Village rowhouses in any condition. Vacants next door, liens, the $750 tax sale line, and real 21230 sale figures.

The name is literal, and it explains the houses

In the middle and late 1800s the slaughterhouses sat next to the railroad yards, and workers
drove pigs from the rail cars across the street to the packing plants. That is where the name
came from and it is also why the housing here looks the way it does. These were built for the
people doing that work.

Baltimore’s preservation commission describes the Pigtown historic district as small two story
brick rowhouses for laborers, three story gable roofed Italianate houses for the shopkeepers and
managers, and tidy, affordable two story two bay wide rowhouses built for working men in the
1880s through the 1900s, spread across roughly 36 city blocks south and east of the B and O
railroad yards. The district’s period of significance is 1830 to 1915 and it was listed on the
National Register on December 28, 2006. A lot of those brick fronts later disappeared under 1950s
Formstone.

Where Pigtown is, and why two sources draw it differently

The neighborhood is officially Washington Village. Live Baltimore draws it with Martin Luther
King Jr. Boulevard and Barre Circle on the east, West Pratt Street on the north, Carey Street,
Carroll Park and Bush Street on the west, and the Carroll-Camden industrial area on the south.
Wikipedia draws a tighter 50 acre area bounded by MLK on the east, Monroe Street on the west,
Russell Street on the south and West Pratt on the north. Both are in use, which matters if a
buyer tries to tell you your house is not really in Pigtown.

Washington Boulevard is the main street and the Main Street commercial corridor. The B and O
Railroad Museum sits on the northern edge, Mount Clare Mansion from 1763, the oldest surviving
Colonial era structure in Baltimore, stands in Carroll Park, and Camden Yards and M&T Bank
Stadium are immediately northeast. Barre Circle, Ridgely’s Delight and Hollins Market are the
neighbors. Primary ZIP is 21230, which you share with
Federal Hill and Locust Point, and the northwestern fringe runs
into 21223.

The house next door is part of your price

This is the fact that separates Pigtown from every other page on this site. Vacant and
abandoned residential properties ran 5.00 percent of the Pigtown and Carroll Park statistical
area in 2023, against a base of 2,759 residential properties. That is on the order of 140 vacant
houses. Only 0.72 percent of those vacants are city owned, which means nearly all of them sit in
private hands.

On a rowhouse street that is not somebody else’s problem. You share a masonry party wall on
both sides. If the house next door is open to the weather and has been for three winters, water
is moving through that wall into your house and there is no repair you can make from your side
that fixes it. Two houses on the same block, same age, same width, price differently entirely
because of what is on either side of them. Anyone quoting you a neighborhood median without
walking your block is guessing. More on this in
selling a vacant Baltimore property.

The flip cycle is running right now

Properties pulling rehab permits over $5,000 in this statistical area jumped to 10.88 percent
in 2023, from 5.00 percent in 2022 and 3.41 percent in 2021. That is a doubling in a single year
and it is the signature of an active flip market.

Which cuts both ways for you. It means there is real buyer appetite for houses in rough
condition. It also means the people knocking on your door have a spreadsheet and a target margin,
and their opening number reflects that. The way you protect yourself is not to refuse to sell.
It is to know the real number before the conversation starts. See
what a Baltimore house is worth as is.

What Pigtown houses sell for

Source Figure As of
BNIA Vital Signs, Pigtown and Carroll Park statistical area $185,000 median sale price, up from $125,000 in 2019 2023 full year
Live Baltimore neighborhood profile $196,000 median purchase price undated on the page
Homes.com, Pigtown $200,000 trailing twelve month median, up 1 percent 2026
Redfin, Washington Village-Pigtown $219,923 median sale price, up 7.8 percent year over year June 2026

A working range of roughly $175,000 to $250,000 covers a standard rowhouse here, with shells
well below it and the new build townhomes on the eastern edge above it. Note the direction of
travel. The statistical area median went from $125,000 in 2019 to $185,000 in 2023, and Redfin
puts June 2026 at $219,923. Prices here have roughly doubled since 2019, which is worth knowing
if the last number you heard about your house was from a few years ago.

One number not to use: the census figure for the whole 21230 ZIP is inflated by Federal Hill
and Locust Point and has nothing to do with a Pigtown rowhouse.

Liens, water bills and the $750 line

Median household income across this statistical area was $54,419 in 2023, and the poverty rate
across ZIP 21230 runs around 15 percent. Against that, Baltimore City makes a non owner occupied
property tax sale eligible once combined city liens reach $750, and an owner occupied one at
$1,000. Redemption afterward runs at 18 percent for non owner occupied residential property and
10 percent for owner occupied. The sale is held annually in May.

Those thresholds are low enough that ordinary accrual gets you there. If that describes your
situation, the two pages to read are
how Baltimore water bill liens work and
what the Baltimore tax sale actually does. Neither a lien nor a water
balance stops us buying. They get settled at closing, and we tell you what we found instead of
quietly repricing the deal once title comes back.

Who sells in Pigtown

Not mainly estates. Only about 10 percent of residents in the statistical area are 65 or
older, well below Waverly or Dundalk. Live Baltimore puts the neighborhood at 45 percent owners
and 55 percent renters, so a lot of what trades here is rental property.

The sellers we actually meet are small landlords with two or three Formstone rowhouses who
have run out of patience, heirs of a house that has been empty long enough for the roof to go,
and owners whose liens crept past the tax sale threshold. One more thing worth saying plainly:
this is a house that a bank often cannot lend on. A lead risk, Formstone clad, knob and tube
rowhouse does not clear FHA or VA underwriting, which is exactly why cash matters here and not
somewhere it does not.

Selling a Pigtown house as is

Board ups, an open violation, a vacant sharing your wall, tenants who stopped paying in
March. None of it disqualifies you and none of it embarrasses us. There are no repairs to make,
no commission and no fees, and settlement can happen in as little as seven days. Where the house
needs more than you can fund, we pay for the renovation and sell at a price agreed in writing
beforehand, set above the home’s current value.

Somebody has probably already knocked. Before you answer them, find out what the house is
actually worth. Put the Pigtown address into REBA and the valuation lands in
minutes, free, with nobody phoning you afterward. If a flipper has already written you a number,
bring it over. We beat it or we tell you to take it. The rest of the map, including
Waverly up north, is on
our Baltimore neighborhoods page.

Before you act on this

This page is general information about how these processes work in Maryland. It is not
legal, tax, or financial advice, and your situation may turn on details this page cannot
know. Talk to a Maryland attorney or a licensed tax professional before you make a decision
you cannot reverse. If you are facing foreclosure, you can also speak with a HUD approved

Questions people ask

Will you buy a Pigtown house with a vacant next door?

Yes, and it is common. Vacant and abandoned properties ran about 5 percent of this statistical area in 2023, roughly 140 houses, and nearly all of them are privately owned. A neighboring vacant pushes water through your shared party wall. We price that honestly instead of pretending it is not there.

What is a Pigtown rowhouse worth in 2026?

Roughly $175,000 to $250,000 for a standard rowhouse. BNIA recorded $185,000 across the area in 2023, Live Baltimore lists $196,000, and Redfin reported $219,923 in June 2026. Shells sit below that band and the new build townhomes on the eastern edge sit above it.

Can I sell if my house is heading for the Baltimore tax sale?

Usually yes, if you move before the sale. In Baltimore City a non owner occupied property becomes eligible at $750 in combined liens and an owner occupied one at $1,000, with the sale held each May. Talk to a Maryland attorney about your specific timeline, then get a real number on the house.

Why will a bank not lend on my Pigtown house?

Because of condition, not because of you. A house with lead risk, Formstone over old brick, knob and tube wiring and a flat roof at the end of its life usually will not clear FHA or VA underwriting. That gap between what the house is and what a lender will fund is the reason cash buyers exist.

How much have Pigtown prices moved?

A lot. The median sale price across the Pigtown and Carroll Park statistical area went from $125,000 in 2019 to $185,000 in 2023, and Redfin put June 2026 at $219,923. If the last valuation you heard was a few years old, it is probably well below what the house is worth now.
